SMOKING

Smoking is NOT permitted indoors. If you choose to smoke outdoors, please use caution and be aware of your surroundings.

PETS

Pets are not permitted under any circumstance.

HOUSEKEEPING

Daily maid or cleaning services are available for a charge upon request. You are responsible for your own daily clean up and laundry. Upon your departure, the house will be cleaned by a professional cleaning service.

CHECK-IN/ CHECK-OUT

Check-in Time is 4:00 PM or later on the arrival date.
Check-out Time is 11:00 AM or earlier on the departure date.
Early check-in and late checkout requires prior arrangement and is subject to availability.

OCCUPANCY

Our Sonoma County Rental Ordinance Permit restricts occupancy to a maximum of twelve (12) persons (overnight guests), and eighteen (18) persons (total daytime guests).

NOISE LIMITS

Out of respect for our neighbors, quiet hours shall be from 10:00 PM. to 9:00 AM.

AMPLIFIED SOUND

Outdoor amplified sound shall not be allowed at any time.

DEPOSIT

A security deposit of $1500 is required to confirm your reservation. This deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (7) seven days of departure, provided that no damage is done to the home, the property, or its contents, beyond normal wear and tear, and that all keys and gate remotes are left on the counter or given to property manager.

CANCELLATIONS

Should you wish to cancel this reservation, notice of cancellation must be in writing. If your notice of cancellation is RECEIVED MORE THAN 60 DAYS PRIOR TO YOUR CHECK IN DATE, we will refund the sums you have paid, less a $500 cancellation fee. If your notice of cancellation is RECEIVED BETWEEN 60 AND 30 DAYS PRIOR TO YOUR CHECK IN DATE, we will refund the sums you have paid, less your security deposit. If your notice of cancellation is RECEIVED LESS THAN 30 DAYS PRIOR TO YOUR CHECK IN DATE, you will forfeit all sums paid.

SONOMA COUNTY RENTAL TAX

Sonoma County charges an occupancy tax of 9%, which is applied to the total of all rent and cleaning fees.

CHILDREN

Children are welcome, however, we advise you to consider the following prior to booking your stay. Almost every room in the house opens out to the pool. THE POOL IS NOT GATED, and there is NO LIFE GUARD on duty. The tiles around the pool are very slippery. It is required that parents of small Children supervise them at all times.

POOL

The pool is heated with solar in the summer months, to a comfortable temperature between 78° F to 85° F. The solar heat is not effective in the winter months. The shallow end is 4 feet deep, and the deep end is 9 feet deep. THE POOL IS NOT GATED, and there is NO LIFE GUARD on duty. Please supervise children
and inexperienced swimmers at all times. The tiles around the pool are very slippery. Please walk carefully around the pool, especially when the tiles are wet. Pool towels are located in the linen closet on the North Wing. Please do not use bath towels by the pool. Glass is not permitted around the pool.

PAYMENT

We accept personal checks, PayPal payments, and Bank Transfers.

LOST, STOLEN, OR ABANDONED ARTICLES

Owner shall have no responsibility for lost, stolen, or abandoned items.

RIGHT OF ENTRY

Guest agrees that owner and management reserve the right to enter the unit at anytime to investigate disturbances, check occupancy, check for damage, and make repairs, as owner deems necessary or appropriate.

DISPUTES

Disputes under this Agreement shall be governed by and interpreted in accordance with the laws of the State of California. Any action relating to this Agreement shall be filed only in the Sonoma County court in California in which county the house is located. Both parties consent to the exclusive venue and jurisdiction of such court.

IMDENIFICATION/ HOLD HARNESS

Owner agrees to maintain homeowner’s insurance in the amounts of $1,000,000.00. Regarding any claims that are not covered by Owner’s insurance policy, Guest(s) agree to hold Doug Jackson, Melanie Miller, its owner and agent, harmless from all claims, demands loss, liability of any kind or character, including the cost of defense, arising out of or in any way connected with the guest(s) use of the property in the event the guest(s) suffer personal, physical, property damage or injury.

TERMINATION

If Guest or any member of Guest’s party violates the terms of this Agreement, Owner may terminate this Vacation Rental Agreement with no refund of the paid rents, and may enter the premises and remove Guest, the members of Guest’s party and their belongings. Guest is notified that all individuals occupying the Unit will be subject to immediate eviction procedures under California law.

ACKNOWLEDGEMENT

Guest certifies that he/she has read and agrees to the terms and conditions of this agreement and understands the cancellation policy. Guest certifies that he/she is at least 25 years of age and will be held responsible for the care of the property being rented under his/her name. Guest certifies that he/she accepts full responsibility for damages or extra cleaning charges as detailed in this agreement, should they be discovered during or after departure.
